SHARE ACCOMMODATION

Our Share Accommodation Project provides you with a second family home in La Piedra, Dominican Republic, a vacation home you can really afford! It’s located just a few miles from several beautiful beaches on the Caribbean Sea and from the Capital City of Santo Domingo, with all its history and cultural events.

As a Share Accommodation Member, you will have free transportation to and from Las Americas International Airport to your second home. Guanin staff will provide 24/7 security as well as all the additional information and assistance you might need while in the country. Your house payment is a donation to the Guanin Community Center, which may be 100% deductible from your U.S., Canada, Switzerland and Germany taxes. You can use your home any time, whenever and as long as you want to stay.

Having a second home in the Community of la Piedra, Dominican Republic, your heart will be touched by the passion and spirit of the local people, rural people, many of whom live well below the poverty line, but who nonetheless share the traditional Dominican smiling nature. You can help improve their quality of life through volunteer work in community building and by running children’s programs, including arts and crafts, music, sports and recreation, and health education, among other fields. Share Accommodation Questions & Answers
 

The first question that many of our new members ask us is, What is the Share Accommodation Project? And what is the difference between it and Timeshare? We hear many variations of this question on a daily basis. Through Share Accommodation, you will own your second house in the community of la Piedra, Dominican Republic--for a lifetime!--and you can use it however many times a year you want, and you can invite family members.

What is Share Accommodation?

 

Share Accommodation allows you to have a second family home in the community of La Piedra, Dominican Republic, home that is also a tax write-off. This home is yours, but managed by Centro Cultural Guanin, Inc. You will be able to use your home anytime you want; however, when you are not using your home, it may be used by Guanin volunteers. Guanin will provide the cleaning, maintenance, electricity, water, Internet, etc., for your home. The initial cost of the Share Accommodation home all depends what kind of house and how many rooms you want.

With $35k, you may have something like this. And remember, your “house payment” is actually a donation that may be 100% tax deductible in the U.S. In effect, it is a home shared by both you and your family, and Guanin. You can invite family members and friends to stay with you, but you won’t be able to rent the house out, sell it, or give it away, although Guanin may rent or lend it to volunteers, Guanin members or visitors who come to do community service when you are not using it.

 

How Did Share Accommodation Start?
 

The general idea came from Severino and Dr. Cled in early 2018, while talking about community development and providing permanent jobs for the community members.

Is Share Accommodation a Good Investment?
 

You should not view the Share Accommodation Project as a form of property investment. It is, however, an excellent program for development of the La Piedra Community because it creates full-time maintenance, gardening, and cleaning positions while also offering you the highest standards of accommodation and amenities available in the peaceful Dominican countryside for many years to come.

What Are Fixed and Floating?
 

We repeat, your home is your personal house, but managed by Guanin. A fixed-year calendar will let us know when you and your family are coming, as well as the availability of your house for Guanin members, volunteers, and visitors.

A floating week is a week that may be used anytime during the year, subject to availability. Those floating weeks usually are related to your occupation and available vacation time. Be sure to investigate this before purchasing in order to avoid disappointment.

What Are Maintenance Fees and Why Should I Pay Them?
 

No,  there are not costs involved in managing your home. Maintenance fees provide the salaries of local residents who are employed by Guanin. The Guanin developers and management will be in charge of  overseeing these fees, which not only cover labor to maintain the houses and property, but also to pay insurance, utilities, cleaning, refurbishing, electricity, water, Internet, and taxes…. Share Accommodation membership $300 a year.
We may also ask for an additional voluntary contribution.

 

What Can I Do With My Share Accommodation? Can I Bequeath it to My Next of Kin or a Friend?

Your second home in the community of la Piedra is part of your estate, so you can bequeath it to whomever you wish. You can use it yourself, or lend it to family members, but you won’t be able to rent it out, give it away, sell it or donate it, although Guanin may lend it to volunteers or visitors when you are not using it.

What if I Need to Sell My Share Accommodation in the Future?
 

First and foremost, remember that your home in La Piedra is a tax write off, a donation. The property will be registered under the Guanin name. No sales, rent, or giving it away to a third person is allowed. Make sure that you understand this before you build your second home here.

Who Handles the Legal Transfer of my Share Accommodation?
 

All paperwork and transfers are handled by Guanin, Inc, a 501(c)3 organization, registered in the Dominican Republic, U.S.A., Canada, Switzerland, and Germany. The company is located in La Piedra ,Dominican Republic, and was founded in 2000.

Do I Need to Sign a Contract?

​

Yes, you will sign a contract in accord with the information provided above, and you will receive a Certificate of Possession, which guarantees that you and your family can enjoy the privilege of staying there whenever you like, within the conditions in accordance with the contract.

How Do I Transfer the Donation for my Share Accommodation?

​

You can send the donation to purchase your home by check or transactions to our U.S.A. bank account. When all purchase requirements are complete, you will receive a Tax Write-off Certificate from the U.S.A. Guanin Treasury so you can claim your tax deductions.
